Do I need to find roommates?
No. You can join any of our houses by yourself, or with one, two or three of your friends.
We will take care of filling out the rest of the house for you. No worries.
Each roommate pays for their own room and gets a separate lease agreement with their own terms. This way you are free to do what you want when you want.
Are utilities included? Which ones?
Unlike some landlords who tag a $100/mo utility fee on top of their advertised rent, utilities are included in our rent quotes.
All utilities are included in our quoted prices up to a certain monthly cap (specific to your lease--typically $325/mo). The goal of the cap is to prevent abuse such as overheating, 2 hour showers, or AC running 24x7.
We compile the utility costs quarterly and identify if the monthly utililities exceeded the cap for any given month (a rare occurence). If it did, we will bill the excess equally among all roomates present during that period (prorated if needed).
Utilities included are:
Electricity (RG&E)
Gas--typically heating, hot water, and dryer (RG&E)
Water (City of Rochester)
Internet (Spectrum)
Also included are:
Garbage Service (City of Rochester)
Sewer Service (City of Rochester)
What is your minimum lease term?
Our preferred lease term is at least from the beginning of the school year to at least the end of the school year (typically 10 months minimum). This way you do not have to pay for the summer months if you don't plan to be there.
Of course you can extend to 11, or 12 months if you want. You can also sign up for a multi-year lease, which allows you to lock your rent rate for that period.
If your lease starts in the middle of the school year, we will also want to see it run until the end of the school year or more but that means that your lease could be as short as 4 or 5 months.
If a room is empty in the summer, we will try to fill it up for that time only. If you leave for the summer and you plan to come backn the following year, you can leave your stuff in the basement for the summer (space allowing).
Are your houses coed or single-gender?
It depends. Some houses are male-only, some are female-only, and some are coed. It mostly depends on who moved in first and whether existing roommates are ok with the house becoming coed or not.
Do you provide snow removal service?
Yes we do! We will clear the driveways and parking spot if snowfall exceeds 4 inches.
We also provide a snow shovel in the basement that you can use to clear the path in front of the house or in the driveway as needed.
Please be careful with black ice accumulating on steps and pathways.
Do I have to mow the lawn?
No. It is included in your service. Our gardener will mow the lawn and clip the bushes as needed every two weeks from spring to fall (not much growth in the winter).
Do you allow pets?
We understand that pets can be a big part of your life and that having them with you while in college can have a huge impact on your life. We will accept cats, dogs up to a certain weight, and other animals. You can indicate your pet requirements on your lease application. We reserve the right to reject an application including pets for any reason.
There is a monthly pet fee or $50 to $75 based on the size of your pet.
Note that bringing a pet will put extra cleaning requirements on you that will be written in the lease. You will be responsible for replacing or fixing any damage made by your pet. You will need to be extra considerate of your roommates and your right to a pet may be revoked if you do not abide by the cleaning requirements and/or if your roommates complain.
What is the leasing process?
The process is quite simple and it can all be done within 24 hours if needed.
First you will need to apply by filling out this form.
We will then review your application and confirm with you whether we accepted it or not.
When reviewing your application, our main concerns will be to ensure compatibility with existing roommates and verifying your ability to pay for school tuition, cost of living, and rent for the duration of the period.
You may be required to provide supporting documents such as pay stubs, bank statements, and stipend letters from the school.
We may or may not choose to run a credit check on your and/or your guarantor.
We will share a draft version of the lease agreement for your review.
If ok, we will send you (and your guarantor if your have one) the agreement to sign electronically (no need to print and scan).
You will be required to pay your security deposit (equal to one month of rent) at the time of signature.
You will be required to pay you first month of rent by the 20th of the previous month. So if you sign up at the end of the month and plan to move in right away, rent for the first month will be due as well.
You will give us your preferred 5 or 6 digits code for the doors and you will be able to move in on your lease start date.
How do I apply?

What if I want to get out of my lease?
Your lease represents a commitment to pay rent until the end of its term.
However, if for some exceptional reason, you need to leave prior to the end of your lease, we will work with you to find an alternate tenant. For instance, we will start advertising your room right away. But the responsibility to find an alternate tenant will be yours.
Once a renter has been qualified and only after their lease has been signed, we will release you of your existing lease early and return your deposit according to the terms of your lease.
Do you require a security deposit?
We require a security deposit equal to one month of rent (excluding the pet fee).
The security deposit is due at the time of the signature of your lease.
You can pay the security deposit using Zelle, Venmo, or CashApp.
How do I get my security deposit back?
You will get your security deposit back minus a $100 cleaning fee within 10 days of the end of your lease if you comply with the term of your lease. This typically means:
Doing a thorough cleanup of your room and closet (vacuum, dust, windex surface).
Washing the mattress cover and putring it back in place on your last day.
Not leaving any holesor stains in the wall that will need repair or extra cleaning.
Leaving all appliances (AC) in proper working order.
Not leaving damage to furniture and equipment (lamps) beside normal wear and tear.
Cleaning your part of the fridge and not leaving anything that is yours.
Removing all your personal items from the common area and the basement.
Returning any keys or garage door opener if you had any.
Place any garbage on the garage can prior to your leaving.
Making sure that you personally left any large items you wanted thrown away on recycling day prior to you leaving.
Making sure that your roommates are okay with the way you left things in the house (you don't want them to complain that you did not).
How do I make payment?
The preferred method to pay rent is via Zelle. We also accept Venmo and Cashapp.
When is payment due?
Rent is normally due the 20th of the previous month. Please refer to the terms in your lease agreement.
Your first month of rent may be prorated and could be due immediately.
When is garbage pickup?
We are providing garbage cans in every room and a main recycling/garbage can in the kitchen. There is a small garbage can in the bathroom and one next to the washing machine.
Make sure to use garbage bags in the kitchen cans.
When full, place those bags in the garbage bins in the back of the house.
Garbage Day is every Friday morning for regular garbage (green can) and every other Friday for recycling (blue can). The schedule may change due to holidays.
Put the garbage cans on the grass area along the street on Thursday night.
Put the garbage cans back behind the house after pickup.
How do I get my keys?
You don't. All our houses are equipped with electronic locks which you can open using a 5 or 6 digit code that is yours only (and that you should not share). This means you can move in at any time without us having to give your keys. It also means you never get locked out. You just have to change the lock batteries (which we provide) from time to time.
What if smell gas?
If you smell gas, leave the house immediately.
Call 911.
Call 800-PGE-5000 (800-743-5000) to report a gas leak at the address.

What if I notice a water leak?
If you notice a water leak (shower, sink, anywhere), close the main valve that is generallly located in the basement next to the water meter.
If you hear or see a toilet continuously running, please close the faucet connected to the wall under the toilet tank to stop the leak.

How does parking work?
It's common for some housemates to have cars, with a maximum of three vehicles allowed per house. Some of our houses feature garages, while others offer driveway parking. Street parking is permitted on many streets (though Brooks Street is an exception), typically alternating sides each week. Managing parking for three cars can sometimes be a bit challenging under these conditions.
We don’t assign specific parking spaces to tenants, so garage and driveway use should be coordinated among housemates. We recommend setting up a rotation system so that everyone gets a turn in the garage, with others using the driveway or available street parking. Since driveways in the 19th Ward are often narrow, it’s helpful to leave your car keys in a common area, allowing housemates to move vehicles as needed.
Please note that parking is only allowed in designated areas—the garage or driveway. Parking on grass is prohibited by city regulations. All cars on the property must be validly registered, inspected, insured, display current license plates, and remain in operable condition at all times.
Do you allow parties?
Parties are not allowed without proper approval from the landlord at least 48 hours in advance. You will need to secure approval of all your roommates before scheduling such an event. You will need to be considerate of neighbors. No loud music will be allowed after 10PM. You will be full responsible for cleaning up after the party.
